Building information models have long been a part of the everyday work of building designers, and they are also routinely used on construction sites. However, for building occupants, the most important time is the period after design and construction. Advanced data management has been a long time coming to building maintenance. Building information modelling is finally making inroads into building maintenance.
A Granlund Manager tool, the Virtual Building, is a new way of managing buildings: it changes the data received from the building into an easy-to-use form. The solution enables the maintenance management system to be utilised efficiently and provides building maintenance with the benefits of combined building information models.
The first phase of the Virtual Building was published at a seminar held at the National Museum of Finland on 30 May 2018. The choice of venue was no coincidence, as the National Museum of Finland was the pilot site for the Virtual Building. The day’s themes were the Virtual Building and digital auditing processes.
Conditions and service requests for each area
The combined building information model contains data such as the building information models during the design phase, IoT and automation systems, and occupants. As such the Virtual Building also provides a channel for interaction between the building owner, maintenance and occupants.
Digital versions of buildings enable the conditions and service requests to be monitored for each building, floor and area. Rapid reaction to service requests boosts the satisfaction of building occupants.
