Better energy efficiency for shopping centres through Granlund’s know-how

Large renovation projects for building services were implemented at Citycon Oyj's Espoontori and Arabia shopping centres. The energy efficiency and functionality of the systems were significantly improved as the projects uncovered several possibilities for energy savings.

The large renovation projects at Citycon Oyj’s Espoontori and Arabia shopping centres were implemented in cooperation with Granlund. The modifications at the shopping centres included renovating the building automation, upgrading the ventilation system and enhancing the controls.

Granlund was responsible for project planning, needs analysis and preparation of the actual application. Furthermore, it drafted the payment application after completion of the project. Sami Kalliokoski, an expert from Granlund’s Building Automation Department, was in charge of the renovation projects.

”The outcome is that the building technology works better, the conditions on the premises are under better control and the users of the premises are more satisfied. The projects will pay for themselves in terms of energy savings within a few years. During the first year, the overall savings for the Arabia shopping centre alone exceeded EUR 50,000,” says Kalliokoski.

The aim of the renovation of the Arabia shopping centre was to make the building technology easier to control in order to enable the shopping centre to better react to its indoor conditions and to reduce energy consumption.

”There has been a clear and steady decrease in energy consumption. We can also better understand the reasons behind deviations in indoor conditions, which enables us to react faster to temperature-related feedback. Our customers are more satisfied than before,” says Jonna Haapakoski, Property Manager of Citycon Finland Oy’s Arabia shopping centre.

The functionality of the new technology and conditions will be ensured using Granlund’s Metrix software, which automatically monitors and analyses whether the operations are at the target level. Metrix also provides property maintenance staff with possible methods for implementing corrective measures.

”Our cooperation was flexible and, during the project, we identified a couple of new development sites to be included in the renovation project,” says Kimmo Hyttinen, Property Manager of Citycon Finland Oy’s Espoontori shopping centre.

Granlund will determine the possibilities for improving the property’s energy efficiency, as well as potential support solutions for the customer. In addition, Granlund will plan the renovation, put contracts out to tender and serve as constructor throughout the project. Granlund offers each site the possibility to connect to the Manager Metrix system for building services, which automatically controls the site’s energy efficiency, conditions and functionality.

”I was particularly satisfied with the fact that the project truly increased the site’s usability, for example, by installing fast new roll-up doors in the car park and new door curtain fans at two draughty entrances. We also added modern LED lighting to reduce the need for maintenance,” says Hyttinen.
